Bridgewater represented the seller of 6911 Pistol Range Road in Tampa, a suburban office building of 13,752 SF. The building sold for $2.5M in late June 2023. The buyer’s home health business relocated from Chicago, and now occupies the largest suite in the building formerly leased as executive suites. Three other office suites in the building provide investment income to the new owner-occupant. The sale was complicated with 20+ tenants from whom the sale had to be kept confidential from day one of marketing through closing. Further challenges were the sub-performing office market, along with eight interest rate hikes that occurred during the nearly one-year marketing period.
