Wynne & Billings sell $2M warehouse investment at 6.1% cap

OCALA, Fla. (Jan. 9, 2025) — Bridgewater Commercial Real Estate announces the $2 million sale of 1203 SW 12th St., a multi-tenant industrial property in this burgeoning region along the I-75 corridor of north-central Florida.


Bridgewater's Jack Wynne and Shane Billings co-listed this Ocala property that sold at a 6.1 percent capitalization rate.


"Industrial investments continue to be in high demand around Tampa Bay -- if you can find them," Managing Broker Kris Dumke said. "Jack and Shane went the extra mile and were able to find a seller, even though they had to travel 90 minutes up the road to secure this listing."


The buyers of the investment property were from Orlando and were able to obtain financing at 80 percent loan to value.
